Kyllo Homes offers park model homes built to CSA Z241. Current catalogue models are generally 12 to 14 feet wide and up to 538 square feet, with one- and two-bedroom layouts. “Tiny home” is a broad marketing term, while a park model is a specific certified product. Permitted use, occupancy and placement depend on local zoning, park rules and site approvals.
A smaller Kyllo modular home may be designed for garden-suite, carriage-home, laneway-home or accessory-dwelling use where local zoning and building requirements permit it. A park model does not automatically qualify as a permanent dwelling in every jurisdiction. Confirm the required classification, size, foundation, servicing and permits with the municipality or regional district before selecting a home.
Possibly, but eligibility depends on the program currently available, the property, dwelling classification, approved permits, financing and any rental or affordability commitments. Government programs and lending rules change over time. Confirm current eligibility directly with BC Housing, the Government of Canada, your municipality and your lender before relying on a grant, rebate or loan.
Factory production commonly takes about 12 weeks for a park model and approximately 12 to 16 weeks for a modular home after the design is approved and the project is scheduled. The full project takes longer because it may also include design, engineering, financing, permits, foundation and site work, transport, installation and final service connections. Kyllo’s current modular catalogue includes one- to three-bedroom plans from approximately 812 to 1,570 square feet. Models include Loon Lake, The Harrison, The Emerald, The Atlin, The Mara and The Adams. Buyers can begin with a stock plan and discuss layout, cabinetry, finish and feature changes, subject to engineering, code and production requirements.
Kyllo’s current park model catalogue includes one- and two-bedroom plans up to 538 square feet. Models include The Encounter, The Paradise, The Albas, The Anstey, The Marble and The Tillis. Floor plans may support selected layout, cabinetry and finish changes, but all modifications must remain within engineering, CSA Z241, transportation and site requirements.
Kyllo modular homes use the CSA A277 factory-certification process and are designed for the applicable building-code requirements at the installation location. Manufactured homes are built under CSA Z240, while park models are built under CSA Z241. Certification does not replace local zoning, permitting, foundation, servicing or inspection requirements, which must still be confirmed for the property.

A modular home is normally installed on a permanent engineered foundation, such as a basement, crawlspace or slab. A manufactured home may use an approved permanent foundation or engineered pier and support system.
