What Happens Before Your Home Leaves the Factory?
Every Kyllo home is constructed in our indoor manufacturing facility in British Columbia. Building in a controlled environment allows us to maintain consistent quality, protect materials from weather, and keep your project moving efficiently.
By the time your home leaves our facility, a significant portion of the work — including structural, electrical, and plumbing systems — has already been completed and inspected.
Preparing Your Property for Delivery Day
Before your home arrives, your site must be fully prepared.
For modular homes, this typically includes:
- A completed foundation (crawl space, basement, or slab) or blocking and cribbing
- Utility rough-ins
- Proper site access for trucks and crane
For park model homes, preparation may include:
- Blocking and cribbing
- Utility servicing connections
Proper preparation ensures a smooth and efficient delivery.
From Factory to Site: Transporting Your Home
Both modular and park model homes are transported to site by truck and trailer.
Modular homes are delivered in sections (modules), while park model homes are delivered as a complete unit.
Each home is carefully secured and protected during transport to ensure safe delivery.
What to Expect on Crane Day
Modular Homes – Crane Installation
Delivery day is one of the most exciting milestones in your build.
Each module is lifted into place using a crane and set onto either:
- A full foundation
- Blocking and cribbing
Once installed, the modules are connected and secured to form your complete home.
This process is efficient and significantly reduces on-site construction time.
Modular vs Park Model: Key Differences in Delivery
Park model homes are delivered as a finished unit and positioned on site, typically on blocking and cribbing.
Because they arrive fully assembled, installation is quicker and does not require multi-module crane assembly.
After Delivery: What Happens Next?
Modular Homes
Once your modular home is set:
- Interior and exterior finishing between modules is completed
- Final detailing is completed
Kyllo Homes does not complete on-site plumbing, electrical, or utility hookups for modular homes. These connections, along with final inspections, are coordinated through your local contractor.
In most cases, homeowners building a modular home are responsible for applying for their building permit and coordinating inspections with their local municipality or regional district.
That said, our team is here to support you and can assist in guiding you through the process to ensure everything runs smoothly.
Park Model Homes
For park model homes, Kyllo Homes can assist with:
- Setup
- Utility connections
- Preparing the home for use
This creates a more streamlined process for recreational or seasonal living.
How Certification Streamlines the Process
All Kyllo Homes are third-party inspected and certified through Intertek and built to applicable CSA standards.
Because electrical, plumbing, and structural components are inspected during manufacturing, this helps reduce the need for duplicate inspections on site.
In many cases, separate in-factory plumbing and electrical permits are not required, as these systems are certified before leaving our facility.
However, local permits and inspections are still required for:
- Site servicing and hookups
- Foundation work
- Final occupancy approval
This approach helps streamline the process and reduce complexity during your build.
What Happens After Your Home Is Set
Before moving in, your home must receive occupancy approval from your local municipality or regional district.
At Kyllo Homes, we walk with you through this process to ensure everything is completed smoothly.
Once your home is installed, we typically require approximately one week to complete final touch-ups and preparation. At that time, a Kyllo Homes representative will walk through your home with you, review all details, and ensure you are fully satisfied before handover.
